Earnest Money Loan
Double Closing Loan
With an earnest money loan, you will simply use 100% of our money to start the escrow process, and once the deal closes, you get paid your full assignment fee using NONE of your own money.
With a double closing loan, you are able to stay anonymous as a wholesaler and keep your profits private from the seller. You will use 100% of our money to fund the purchase during a double close, you will then be paid your assignment fee once the deal closes using NONE of your own money.
Example :
Wholesaler gets property from seller under contract for $100k.
Earnest money is required to start the paperwork and closing of the deal. (Typically 2-5% of the purchase price.)(Example, $2,000)
Once earnest money is collected, wholesaler assigns contract to an end buyer, for a higher value ($125k)
Once deal closes, original seller is paid $100k, and you the wholesaler are paid the assignment of $25k.
(Using NONE of your own money!)
Example :
Wholesaler gets property from seller under contract for $100k.
Double Closing means YOU are paying $100k to the seller, then selling to your buyer for $125k only minutes later. (You owned the property for a few minutes)
Once the seller is paid, the buyer pays the $100k back to us allowing you to receive your assignment of $25k.
